In this week’s UTPro Instant Report, we turn our attention to the Toronto Region Real Estate Board's MLS Zone W04 Weston-Yorkdale, where a wave of residential intensification is underway in formerly suburban area of Toronto, spurred by enhanced transit connectivity from the upcoming Eglinton Line 5 Crosstown LRT. There is also a hotbed of development along Weston Road, thanks in part to the existing Weston GO station that also boasts the UP Express.
The area, roughly bordered by Highway 401 to the north, Allen Road to the east, Eglinton Avenue West to the south, and the Humber River to the west, has a total of 92 recent developments. With 66 projects in pre-construction, 13 under construction, and 13 recently completed, the zone is undergoing a development boom with a slew of proposed buildings. The total number of dwellings in these projects reaches an impressive 32,995, with a diverse mix of studios, one, two, and three-bedroom units. The buildings vary in height, with the tallest reaching 172.13m, and an average height of 57m across the zone. They include a mix of residential, commercial, and institutional spaces such as schools and community centres.
A recent addition to the Amesbury neighbourhood is 7 On The Park, a 21-storey condominium building at 1465 Lawrence Avenue West. Completed in 2022, this project by iKore Developments, designed by Richmond Architects, stands 67.6m and houses 216 units. This development not only adds a modern touch to the area's residential offerings but also reflects the growing demand for urban living spaces in Weston-Yorkdale.
Currently under construction is a mixed-use development at 3450 Dufferin Street, designed by Arcadis. This project, a collaboration between Fitzrovia Real Estate Inc., AIMCo, and Hazelview Investments, features three towers of 23, 27, and 29 storeys with heights reaching up to 103.4m These buildings will provide a mix of 730 market-rate rental units and retail spaces, further enhancing the Yorkdale neighbourhood's appeal as a vibrant residential and commercial hub.
Looking to the future, the Weston Park Development stands out as a potential landmark project right beside Weston GO station. Proposed by Castlepoint Numa and designed by SvN and Giannone Petricone Associates, this development would integrate the heritage elements of the Weston Park Baptist Church and a former Scotiabank branch, with ERA Architects serving as the heritage architect. Addressed to 1871 through 1885 Weston Road, the developer envisions two mixed-use residential towers of 46 and 50 storeys, soaring to heights of 156.23m and 172.13m respectively. With a total of 1,032 units, this project aims to create a dynamic community space, complete with retail and a community centre.
The statistics from the report highlight the significant urban growth in Weston-Yorkdale. The developments have an average Floor Space Index (FSI) of 5.57 with a total Gross Floor Area (GFA) of approximately 2,890,471m², of which over 80% is designated for residential use, underscoring the scale of these projects. With a median of 19 storeys, the buildings range from mid-rise to high-rise, indicating a robust expansion of Weston-Yorkdale's urban landscape.
As Weston-Yorkdale continues to evolve, these developments represent a blend of modern living and commercial vitality. The area around Weston Road, in particular, is becoming a focal point for growth, emblematic of a future where urban living is synonymous with convenience and connectivity for the city’s north end.
