Toronto's Kingston Road corridor is undergoing a remarkable transformation, with many new mid- and high-rise developments revitalizing the area. The latest addition to this growing community is to be The Residences at Bluffers Park, a collaboration between Skale Developments and Diamante Development. This ambitious project, designed by Turner Fleischer Architects, is poised to bring a fresh dynamic just east of where Brimley Road meets Kingston Road, reflecting Skale's vision for a master-planned community at this key intersection.

The development consists of two condominium buildings, rising to 13 and 23 storeys, or 48.15m and 81.1m, on the north side of Kingston Road, east of Brimley Road. With over 32,500m² of residential Gross Floor Area and a total of 551 units — 224 in the shorter tower and 327 in the taller one — the Residences at Bluffers Park is meant to meet the needs of a variety of individuals. The project aligns with the ongoing growth and success of Kingston Road, exemplified by Skale's previous project, The Bluffs, located directly across the street at 2799 Kingston Road.

The "Residences" site is currently home to two low-rise motel buildings with surface parking and a second storey office. These structures are set to be demolished to make way for these new buildings as per the Site Plan Approval application currently being finalized.

One of the key features of The Residences at Bluffers Park is its proximity to the famous Scarborough Bluffs, one of Toronto’s largest natural landmark destinations. This prime location offers residents the benefits of being just steps away from nature, while also being in close proximity to key transportation hubs. The development is a mere 5-minute drive east of the Scarborough GO station and 8 minutes from Kennedy subway station on Danforth Line 2, which will soon also welcome the Eglinton Line 5 Crosstown LRT. TTC buses also pass by The Residences' front door, connecting to the rest of Scarborough and beyond.

The design of the Residences at Bluffers Park focuses on maximizing space and providing high-end custom finishes in each unit. The developers intend to bring luxury living spaces with finishes at below market prices. The majority of units feature private outdoor spaces, enhancing the living experience and offering residents a personal escape within the urban environment.

The design includes 564 parking spaces and 552 bicycle parking spaces. The taller building will feature an outdoor terrace atop the podium on the building's eighth floor, including lounging, dining, and barbecue areas, while the other building's amenity areas will be found on the ground level. In addition to the outdoor amenities, the project offers a range of shared indoor facilities, including a large gym, a kids’ room, a workshop, and a party room. The design will feature about 2,508m² of amenity area in total.

In line with the concept of creating a connected and inclusive community, the development features 4,366m² of landscaped open space, including a POPS (Privately-Owned Publicly-accessible Space). These areas are designed to be multifunctional, with features like a dog run, playground, and garden, which encircle the exterior of the project. The POPS is a blend of paved and green areas, designed for socialization and community engagement.
