Central areas of Toronto get the lion's share of attention on UrbanToronto's pages, to the point where it appears sometimes that we forget that there are lots of other appealing places to live, work and play across the GTA. In recent years in fact, there has been renewed interest in parts of the city that aren't so crowded and that offer some of the charm that come with the older towns that dot what would have been the countryside around the city, even up until just a few decades ago now. Toronto's developers have keen eyes, of course, always looking for places where they can offer attractive lifestyles to prospective purchasers, and that includes opportunities to add condominium living to areas that have been mostly restricted to expansive and expensive homes until now
Look no further than a new project from inCan Developments in Markham's Unionville neighbourhood that fits that bill to a 't.' Simply dubbed The Unionville, and designed by Baron Nelson Architects Inc, this 10-storey condominium offers a total of 269 luxury units just north of Unionville's most historic area.
The site is located at 9332 Kennedy Road, just past its intersection with 16th Avenue, and within a few kilometres of both Unionville and Centennial GO stations, offering service via the Stouffville Line to Union Station, while the local network of major arterial roads provides quick access to both Highways 404 and 407. The site will also benefit from being minutes away from the planned York Downs Nature Reserve, slated to deliver 100 acres of parkland comprising greenspaces, wetlands, and walking trails. Where the location really thrives though, is in its proximity to the community of Unionville, offering future residents the opportunity to enjoy the community atmosphere of the area, one with plenty of shops, cafés, restaurants, and cultural attractions like the Varley Art Gallery of Markham.
One of the key elements of The Unionville's design is its scale. inCan’s goal is to create an authentic community, and this begins with developing a built environment that is intimately scaled. While much of the development in the pipeline for Markham is for multi-tower high-rise projects with the goal of aggressively intensifying the areas near transit, The Unionville’s goals are reflected in its mid-rise massing, contemplating a more luxurious and focussed experience for future residents.
The Unionville enjoys a contemporary expression defined by white frames that articulate its lower levels, while the glazing of its upper portion is accented by an array of vertical fins. The massing works with the cladding motifs, employing step-backs that create a terraced silhouette and further express the contrast of the different material finishes.
In the interior of the building, the extensive amenity program is elevated by the work of luxury interior design firm Michael London Design. Their offerings include a fitness centre, a co-working space, and a rooftop patio, as well as some more curated amenities like an opulent party room, a sound-proofed music room, the STEAM kid's club, and a virtual sports room with a golf simulator. The majority of these amenities are located on the 10th floor, positioning residents well to enjoy the views of downtown Markham to the south and the rural landscape the the north.
For inCan, the project represents an exciting opportunity to make a lasting impression on the Toronto development market. Being their first project in the city, they are focussing their energy on delivering a quality product that will meet the needs of a demographic seeking an authentic community experience while also enjoying the amenities of luxury condo living.
