While the last six months have been a relatively tumultuous stretch for the real estate and development industry in Toronto, the constant through it all has been construction. In a City that never stops growing, the only way forward is to continue building, whether it's new homes, new offices, or new infrastructure. Keeping up with the facts on the latest class of projects getting started in Toronto and the GTA, as well as the ones that are now officially completed can be a real challenge in such an active City, so today, we have put together a roundup of the latest construction starts and completions.
Under Construction:
Beginning with the tallest of the bunch, this 51-storey rental tower from Medallion Corporation is now on the way towards delivering 532 new rental units to the northeastern edge of Toronto’s Downtown. The back of a heritage building being retained in-situ can be seen in the image below, and will be incorporated into the podium of the IBI Group-designed tower.
Beginning construction now on a premium waterfront site, with frontage along Burlington's Lakeshore Road, is Carriage Gate Homes’ 29-storey condo development, BeauSoleil. With shoring now well underway, a two-storey heritage facade has been retained on the site’s western frontage of Pearl Street.
Windmill Development Group are the latest developers to be adding mid-rise density to East Toronto with their eight-storey project, Courcelette Condos, now under construction on Kingston Road. Located east of Victoria Park, the latest development on site was the start of the installation of the building’s geothermal heating system, which precedes shoring and excavation.
Just south of the intersection of Bayview Avenue and Eglinton Avenue East, Gairloch Developments’ transit-oriented Leaside Common project has advanced into the shoring process. The nine-storey building designed by BDP Quadrangle will deliver 197 new condo units with a street-wall expression composed entirely of brick and glazing.
On the western edge of the City, shoring has commenced on an Etobicoke infill project from Carttera Private Equities that will see a mid-rise building intensify the site of a 1960’s Tower-in-the-Park style apartment building. 240 Markland will contribute an additional 240 rental units to the property upon completion, in a terraced nine-storey massing designed by IBI Group.
Finally, in the Morningside community of Scarborough, an ongoing Podium Developments project has recently been granted approval on a new building application that will permit the construction of a 26-storey rental apartment tower. With plans for a project on this site dating as far back as 2014, finding the right developer to move construction forward here has been a long time coming.
Complete:
The completion of IN8 Developments DTK Condos project in Kitchener represents more than just the creation of 494 new dwelling units. Standing 39 storeys, the tower has now claimed the title as the tallest building in the municipality, and offers a model for residential intensification in the form of high-rise development for the Downtown sectors of intensifying cities in the Greater Golden Horseshoe.
In the heart of East Toronto’s Riverdale neighbourhood, the stylish 2021 remodelling project of The Broadview Terraces has been completed, resulting in a refreshed facade for the three-storey mixed-use building. The Broadview Avenue-fronting elevation was reclad with new metal panelling designed by Studio JCI, removing the perforations present in the previous iteration.
And last but not least, Insoho Developments has successfully marked the completion of their townhouse community on Warden Avenue just north of Eglinton Avenue East. Featuring a total of 26 new units within a block of three-storey townhouses, the community has been officially activated with occupancy reported earlier this year.
