In the heart of Mississauga, the Cooksville GO Station provides convenient access to Toronto and beyond. While MiWay buses serve the station too, it will soon also be a stop for the Hurontario LRT line, now under construction. Taking advantage of this location's connectivity, Clearbrook Development Ltd has proposed a new mixed-use building to the east of the station and Hurontario Street. On Clearbrook's behalf, Arcardis Canada and IBI Group have submitted Zoning By-law and Official Plan Amendment submissions to the City of Mississuaga for 3115 Hurontario Street, just south of Kirwin Avenue.
For over 25 years, the site’s single-storey building has been home to one of three locations of the Dam Youth Charity. The charity would retain its convenient location near the GO station and would not only be incorporated into the project, but also enhanced as part of the proposal. The site is part of the Cooksville community and is surrounded primarily by residential buildings and commercial establishments. A dozen active development applications are found within a one-kilometre radius of 3115 Hurontario Street, including several mixed-use buildings.
The design by Sweeny &Co Architects Inc would see a 36-storey building erected on the site standing at 123.9m and consisting of 431 units. The gross floor area (GFA) of 27,109m² would include 195.3m² for commercial use and 1,406.4m² for the Dam Youth Charity. The residential units would be located throughout the tower and in the podium’s upper floors. The podium would be six storeys in height, and the structure would step back from all building faces for the tower component.
Underground parking would consist of four levels with 280 spaces, including 65 for visitors. There would also be 281 bicycle spots on the podium’s second level, along with some short-term bicycle parking spaces at-grade. The proposed access for vehicles would be from Kirwin Avenue at the building’s rear. Commuters would be able to access the Hurontario LRT line within a five-minute walk.
The proposal’s goals include revitalizing the existing infrastructure and promoting community. As part of this, the Dam Youth Charity would be enhanced and allotted outdoor amenity space on the first and second floors of the podium. The building’s more open frontage along Hurontario Street would be intended to complement that busier area and be juxtaposed with the residential-focused frontage on the quieter rear of the property. The project’s mixed-use combining residential, commercial, and charity would be intended to enhance the Cooksville neighbourhood as it continues to develop.
