A redevelopment has been proposed for the southeast corner of Pharmacy Avenue and Finch Avenue East in Scarborough's L’Amoreaux neighbourhood. Rezoning and Site Plan Approval applications to the City of Toronto have been prepared for Bridlegrove Bible Chapel at 2575 Pharmacy Avenue by Bessant Pelech Associates along with Architectural Design Inc.
On the property currently is a single-storey place of worship which also has a licensed daycare centre operating within. The proposal would result in a new church structure at-grade facing the intersection, along with a 20-storey residential tower atop a 5-storey podium situated along the east side of the site.
The tower would reach a height of 69.11m and have 244 residential units. Seven of the dwelling units would have direct at-grade access along the east side of the podium. Green urban design features include terraces and green roofs on the podium's rooftop located on the 6th floor.
The replacement of existing Bridlegrove Bible Chapel would be a new 3-storey structure with a Gross Floor Area (GFA) of 1,858m², with space for all its existing services including the daycare. An additional expansion of offices, classes and grade-related outdoor children's playground fronting Pharmacy Avenue is proposed.
Additionally, proposed at-grade outdoor amenities include a mid-block connection from Finch Avenue East to Sprucewood Court via a POPS (Privately Owned Publicly accessible Space), connecting the new development to the neighbourhood to the southeast.
Vehicle access would be via a driveway off of Pharmacy Avenue with a few parking spaces and and entry to a 2-level underground garage with 203 spaces, 45 of which would be for visitors. Storage for 188 bikes is also proposed.
The site is served by TTC buses plying Finch and Pharmacy avenues, and serving Yonge Line 1 subway and Scarborough Centre Station on SRT Line 3. Finch-Kennedy GO Station is expected to be built nearby in the coming years.
