Developer BGS Homes Inc is seeking approval for the creation of 4 market-rate residential high-rise buildings overlooking the Humber River at 300 Sidney Belsey Crescent in Toronto’s Mount Dennis neighbourhood. With zoning in place for decades now since the land was part of the Borough of York, Site Plan Approval is now all that is necessary for the approval of 1,204 units and a total gross floor area (GFA) of 90,272m².

Currently a vacant site that overlooks the Humber River ravine parks to the west, the immediate surroundings include a cemetery and community school to the north, a ravine park entrance trail and then long-term care facility as part of the West Park Healthcare Centre to the south, a 12-storey slab-style rental building to the east, plus multiple low-rise structures closer to and along Weston Road.

The proposal would position the four towers in a Tower-in-the-Park style arrangement with outdoor and indoor amenity space intended as pedestrian-friendly areas around driveways and surface parking, with a security gate at the road.

Fronting Sidney Belsey would be M. Shami Architect-designed 300 and 330 Sidney blocks. Both structures would reach a height of 20 storeys and 55.2m and contain 46% of the residential units planned for the site. Some at-grade retail space is planned fronting Sidney Belsey, but the buildings are predominantly residential with a total 68 studios (6%) 238 one-bedrooms (21%) and 204 two-bedrooms (18%) between the two. The structures line two side of a triangular, road-bounded outdoor amenity area behind the security gatehouse.

The remaining 54% of residential units are in two buildings on the west side of the site; 24-storey Block 310 will reach a height of 65.8m, while Block 320 reaches 22 storeys with a height of 60.5m.

Parking is found in two locations, with 33 surface parking spaces along the north side of the lot, with the remaining spaces located in a 2-level below grade garage. About 77% of spaces are allocated for residents and 23% for visitors.

Outdoor amenity space is located across the site including patios, playground space, and a butterfly garden, along with green vistas predominately situated to the southwest to take advantage of Humber River views.

TTC buses operate along Weston Road about 300m east of the site, serving Bloor Line 2 to at their south end, while Weston GO station is within 2km to the north. Mount Dennis station on Eglinton Line 5 will be open about a year from now about 2 km to the southeast. It will also be served by GO and the UP Express.
