As the Eglinton Line 5 Crosstown LRT continues its slow construction progress amidst inevitable delays, a new tower is being proposed just a few hundred metres west of Kennedy Station. The high-rise tower at 2425 Eglinton Avenue East would replace a low-rise office building currently in place on the southeast corner of Eglinton and Kennedy Road. The land owner has retained the Biglieri Group Ltd to compose a proposal for the residential building, applications for which have been submitted to the City of Toronto for Zoning By-law Amendment and Site Plan Approval.
The low-rise building currently in place is a smaller four-storey structure with a mix of retail, commercial, and office. It is surrounded by commercial plazas and residential mid-rise buildings, and is easily accessible by public transit via buses at the intersection, or via the neighbouring TTC and GO rapid transit station.
The proposal, designed by Icon Architects, would stand much higher at 35 storeys and 124.69m, with a six-storey mixed-use podium that would feature retail at ground level. There would be three floors of offices (with a full replacement of the office space from the current building) and 362 residential units in all. Two underground levels would feature 100 proposed vehicle parking spaces; 6 for retail, 51 for offices, 36 for visitors, and only 7 spaces for residents. Spaces for 307 bicycles are proposed.
As the adage goes, the more things change, the more they stay the same. The existing site currently occupying the lot has an office gross leasable area (GLA) is approximately 5,219 m², but it will be more than 100% replaced by a proposed office GLA of about 5,238 m².
The proposed tower is part of a wave of developments that dovetail with a growth plan and long-term massing of the area, following the increased transit capacity soon to be had there. The City's goal is to allow residents to work, live, and fulfill their wants and needs all within a close proximity. Complete communities require not just towers such as this, but also a mix of housing types, work opportunities, and space for walking, bicycles, and public transit. Beyond the office, residential, and transit spaces for the area, the proposal is situated just east of Eglinton Ravine Park and west of Don Montgomery Community Centre.
