Intentional Capital is proposing a 16-storey mixed-use residential building to replace an Esso gas station at 952 King Street West, located on the northwest corner of King at Strachan Avenue in Toronto's West End. Application for a Zoning By-Law Amendment has been submitted to the City by Bousfield Inc, to permit the redevelopment of the site, along with a related Site Plan Approval application.

Designed by Sweeny&Co Architects, the redevelopment would reach a height of 56.6m and aims to provide 213 residential market-rate rental units, including grade-related townhouse units facing Strachan Avenue. The proposed mix is for 157 one-bedrooms (74%), 33 two-bedrooms (15%) and 23 three-bedrooms (11%).

The redevelopment’s GFA totals 14,441m² for a gross FSI of 9.33 on the site, with 13,863m² (96%) dedicated to residential space with the remaining 578m² (4%) for retail. Residential indoor amenity space of 474m² would be of level 3, with a linear outdoor terrace on the roof of the level 2 of 160m².

Retail space would front along King Street West, near the southeast corner of the site, providing three public access points on its sidewalk. The ground floor of the building would have a 3m² setback from the south property line, while Massey Street’s frontage would have a 6.8m² setback, all intended to enhance the public realm of the West King West neighbourhood.

The proposal is located adjacent to heritage-designated properties, Palace Arms and the Massey-Harris Lofts, located at the northeast and southwest corners of King Street West and Strachan Avenue respectively. The Palace Arms historically operated as a hotel and tavern; currently, the structure serves 89 dwelling rooms within the 3-storey building, but is the subject of another planning application for replacement with some heritage conservation.

Massey-Harris Lofts, located to the immediate south of this proposal, was originally built in 1899. Formerly the headquarters of the Massey Manufacturing Company, it was converted into 45 residential lofts in 2003. A heritage impact statement from specialsts Giaimo concludes the adjacent redevelopment process will not impact Massey's heritage structures.

The site is served by TTC streetcars running east-west along King, and buses headed north-south, with connections to both Lines 1 and 2 subways. Metrolinx is also set to build King-Bathurst station for the future Ontario Line Subway approximately 775 metres east of the site.
