Being developed by Rogers Real Estate Development Limited and Urban Capital in Mississauga's City Centre area, M1 and M2 are the first two towers of the M City development – soon to top out as the forming of their 60th levels is currently underway. The growing towers are making their mark both on the evolving street realm, and on the ever-taller Mississauga downtown skyline.

Looking northeast from beside the M City presentation centre, we can see a full-body shot of M1 and M2, which have been designed by Core Architects, with some of the area's Amacon Parkside Village buildings off to the left. Left-most in the shot is a crane for M3, the next M City phase already under construction below grade.

Taking a look up at M2 from Confederation Parkway, a street wall is beginning to take shape at the base of the towers, which feature a seven-storey podium fitted with frosted glass balcony guards.

The frosted balcony guards now rise about two thirds of the way up the towers now too, as on M1 which is pictured below.

In addition to the frosted glass, the podium levels will also feature coloured glass clerestory panels, here seen up-close shot in a mock-up beside the presentation centre.

The coloured glass are being installed just above street level on both M1 and M2 podiums where they face each other, offering a pop of colour to the street realm here, this area to be a pedestrian mews. Above the coloured glass, laser-cut white aluminum panels on the upper storeys of the podium; these will hide a couple storeys of aboveground parking. On the other sides of the podium, suites will wrap the aboveground garage.

The pedestrian mews space will offer retail and public space away from the busy surrounding streets, and will be landscaped and boast enhanced sidewalk conditions.

Looking south along Confederation Parkway from a couple blocks north of M City, we can see how the completed Zeidler and Richmond-designed podiums on Amacon's Parkside Village Residences contribute to the evolving street scape of Mississauga's downtown. M City's accordion-like elevations stand out at the end of the lengthening street wall.
