Following the 2016 approval of its original Zoning By-law Amendment (ZBA) application to the City of Toronto for a site at 4195 Dundas Street West in Etobicoke's Lambton-Kingsway area, Dunpar Homes has recently submitted a revised ZBA application that reworks the massing on the site into three towers rising from a shared podium, plus a mid-rise, plus three blocks of townhomes.

The original proposal was for an eight-storey mixed use building containing retail and office uses on the first and second storeys, and 166 residential units from the third to the eighth storeys. The total gross floor area was 20,620m², with a proposed overall density of 2.49 FSI.

Situated at the southwest corner of the intersection of Dundas Street West and Prince Edward Drive North, the site is currently occupied by a three-storey office/commercial building which contains a large surface parking area, a two-storey Toronto Paramedic EMS Station, and one-storey retail building fronting onto Dundas Street West, along with three single-detached homes fronting onto Prince Edward Drive.

The reworked development proposal would see the existing buildings demolished, and allow for the redevelopment of the under-utilized site with a higher density, mixed-use complex. Part of the grounds are proposed as a new public park.

The proposal would offer a total gross floor area of 72,619m² with a Floor Space Index of 5.14. It would include a 699 residential units in a mix of four studios (0.5%), 236 one-bedrooms (34%), 347 two-bedrooms (49.5%), 112 three-bedrooms (16%).

The three towers would each be 18 storeys tall, rising from an 8-storey podium with a step-back above the sixth storey. Of the total units, 501 would be found in them. At grade would be 1,956m² of retail plus the relocated EMS station. Indoor amenity space would be provided within four amenity rooms on the ground floor, while the outdoor amenity areas would be provided atop the podium on the ninth floor. The majority of the residential units would also have dedicated private balconies or terraces. In addition to amenity uses, green roofs would be provided atop the three towers.

Another 10-storey residential apartment building is proposed, containing 184 units. The proposed indoor amenity space would be provided within two amenity rooms on the ground floor, while the outdoor amenity space would be provided through one outdoor amenity area on the ninth floor. Similar to the high-rise building, the majority of the residential units in this building would also have dedicated private balconies or terraces.

Finally, 14 townhouses are proposed, with 4 units proposed to be located in a back-to-back townhouse block facing Prince Edward, and 2 three-storey standard townhouse blocks containing 5 units each. Private amenity space for these units is being proposed rooftop of the 4-storey homes, and through rear balconies on the third floor of each 3-storey unit.

A 1,622m² public park is proposed at the northwestern portion of the site and would front onto Dundas Street West. It would take up 11.47% of the site, and is proposed to be dedicated to the City in order to fulfil parkland dedication requirements.

Vehicular access to the site would be via a new private street network that would provide access to/from Prince Edward Drive and would close the existing driveways on Dundas Street West, with exception of the driveway for the relocated EMS Station. A shared underground parking garage would be provided beneath the three-tower building. Bicycle parking spaces are also proposed within the garage, amounting to 126 spaces for residents and 13 spaces for visitors.

The site is served by surface transit routes along both Dundas Street West and nearby Royal York Road that head for Bloor Line 2 subway stations.
