Mattamy Homes and QuadReal Property Group are set to launch The Clove, the first phase of QuadReal's Cloverdale redevelopment. This $6 billion redevelopment project aims to transform the existing 32-acre shopping centre into a sustainable mixed-use urban community that does not forget the history of the surrounding neighbourhood. Built in 1956, Cloverdale Mall has long been a central fixture in what was then the Township of Etobicoke, and this redevelopment seeks to preserve its role as a community hub while evolving it into a future-focused urban centre.

Located on The East Mall Crescent at Dundas Street, The Clove will feature a 33-storey tower alongside an adjoining nine-storey mid-rise, offering over 600 condominium units in total. Designed by Giannone Petricone Associates, the architecture aims to evoke a sense of movement and connection to the outdoors, with cascading terraces and fluted horizontal bands that articulate the building's form.

The partnership between Mattamy Homes and QuadReal brings together Canada's largest homebuilder and a leading global real estate investment firm. Their collaboration focuses on delivering high-quality housing and long-term value to future residents and the community. The Clove is envisioned as a gateway to the new development, offering modern living spaces while respecting the character of the surrounding neighbourhood.

The design of The Clove reflects a deep appreciation for the local community. "There is a palpable reverence for the surrounding area," noted Ralph Giannone, founding partner at Giannone Petricone Associates. "Our goal is not to disrupt what people love about living in central Etobicoke but to capture that feeling and innovate both on a macro level with the master plan and on a building level with The Clove."

Extensive public engagement has shaped the redevelopment plans, with feedback from over 15,000 local residents informing the project's direction. The masterplan emphasizes "gentle urbanism," aiming to create dense urban spaces yet maintain a sense of openness and connection to nature. The project seeks to offer optimal transit and walking opportunities and provide a mix of retail, cultural, and social spaces.

When complete, the Cloverdale Mall redevelopment will include over 5,000 new condominium and purpose-built rental units, more than 180,000 ft² of revitalized retail space, and new community spaces spanning over 23,000 ft². The area will be transformed by two public parks and additional green spaces, including an edge trail, with a new network of streets and blocks connecting the master plan to the existing neighbourhood.

The Clove will offer a range of residences from studios to three-bedroom units, starting from the $400,000s. Residents will have a lush courtyard and cascading terraces that overlook the evolving community, including a POPS (Privately-Owned Publicly-Accessible Space) that adds to the developers’ commitment to community engagement.
