Zoning By-law Amendment and Site Plan Approval applications have been submitted to the City of Toronto by 2863206 Ontario Inc. in the hopes of developing a 35-storey mixed-use condominium building clad in red brick at 214 Merton Street in Midtown. The site is an assembly of the three properties of 214, 218, and 224 Merton Street, that are each currently developed with a two-storey commercial building.

Designed by BDP Quadrangle, the redevelopment would involve replacing the three existing buildings with a 35-storey condominium which would possess a 3- to-5 storey base building fronting onto Merton Street. The building would provide 346 residential units, and a total gross floor area of 25,661m², resulting in a density of 15.25 FSI. 

The redevelopment would help enliven the streets it would front on, as it is proposed to include a residential lobby and 453m² of retail space on the ground floor along Merton Street, and an outdoor seating area at the northeast corner of the building, animating the portion of the site fronting Pailton Crescent.

A mid-block pedestrian connection is also proposed in addition to the conversion of the existing laneway into a pedestrian pathway and an off-site 371m² parkland dedication north of the lane. The proposed parkland dedication would adjoin another proposed parkland part of an abutting application at 185 Balliol Street, extending it south.

A total of 1,392m² of amenity space is proposed within the building. Level two is proposed to be comprised of five residential units and a 468m² double-storey indoor amenity area, with direct access to a 106m² outdoor amenity area on the roof of Level one. Level four would consist of nine residential units and two indoor amenity spaces of 135m² and 123m² which would be contiguous to two outdoor amenity areas of 12m² and 16m².

The tower starts at level six, which has five residential units, and a 207m² double-storey indoor residential amenity area. A contiguous outdoor amenity area would be located on the roof of the podium. Level seven would also have five residential units, as well as an open-to-below area above the double height amenity space of level six. Levels eight through 35 would consist of exclusively residential units, with 11 on each level. 

Within the building, a total of 346 units are proposed, including 206 one-bedrooms (60%), 104 two-bedrooms (30%), and 36 three-bedrooms (10%).

The building is proposed to provide a total of 59 parking spaces within three levels of underground parking, and 347 bicycle parking spaces.

The site is approximately 540 metres east of Davisville subway station on Line 1, while bus stop for routes which serve that station are two short blocks north, and bus stops on Mount Pleasant Road are 200 metres to the east.
