In September of 2019, Laurier Homes submitted an Official Plan Amendment (OPA) and Zoning By-law Amendment (ZBA) applications to the City of Toronto to permit the redevelopment of 2993 Sheppard Avenue East and 1800 Pharmacy Avenue in Scarborough – currently occupied by two multi-unit, low-rise commercial plazas – with a 21-storey mixed-use building. Following comments from City staff, a resubmission was then made in September of 2020, then for 23 storeys.

City staff responded with new comments, and residents and local stakeholders offered their thoughts at a community consultation in November of 2020. Recently, Laurier submitted revised OPA and ZBA applications April 13, 2022, looking to address the concerns, and splitting the height difference at 22 storeys. On April 22, Laurier also followed with a submission for Site Plan Approval (SPA).

The Kirkor Architects Planners-designed building is now proposed to reach a height of 73.15 metres including the mechanical penthouse. The building has a 7-storey U-shaped podium with frontage along both Sheppard and Pharmacy Avenues, with a tower rising another 15 storeys at its northeast corner where the two avenues meet.

The proposed building has a total of 410 residential units – lowered from the previous 425 – and a total gross floor area (GFA) of 28,350m², which is made up of 26,752m² of residential GFA and 1,597m² of non-residential GFA. As a result, the density of the development would be 4.31 FSI.

There are 317 bicycle parking spaces proposed to be provided both at-grade, and within the two level underground garage, which has been reduced from the previously proposed three levels, and from 413 vehicle parking spaces being to 389.
