Atria Development has submitted Zoning By-law Amendment and Site Plan Approval applications to the City of Toronto to permit the redevelopment of 2489 Dufferin with a 9-storey mixed-use building designed by Kohn Partnership Architects Inc. Through the proposed development, 98 new condominium units and 11 rental replacement units would be added to the site.
The site is located at the northeast corner of Dufferin Street and Castlefield Avenue, and is currently developed with a 2-storey, mixed-use building with surface parking. The building includes four retail spaces and eleven rental apartment units, including four one-bedroom apartments and seven two-bedroom apartments.
The proposed building is “L” shaped, and would feature a courtyard at the northeast corner of the site. The proposal includes a total gross floor area of 8,237m² (of which 6,868m² would be residential) – resulting in a floor space index of 4.37 on the lot.
The proposal's total of condo and rental 109 units is comprised of 68 one-bedroom and one-bedroom plus den units (62%), 30 two-bedrooms (28%), and 11 three-bedrooms (10%) located on levels 2 to 9.
The ground floor would include the residential lobby, a garbage room, a parcel room, a mail room, a moving room, loading/staging areas, a work hub, and 392m² of retail space.
The proposal would provide 443m² of amenity space for the residents, 226 m² of it indoors, and 217 m² of it outdoors. All outdoor amenity spaces are located adjacent to indoor ones. Amenity programming has not yet been decided on.
The proposal includes 59 parking spaces, comprised of 46 resident spaces, 7 visitor spaces, and 2 retail spaces, plus 1 car share space within a two-level underground garage. A total of 130 bicycle parking spaces are comprised of 108 resident spaces and 22 visitor spaces.
Dufferin Street is served by buses that run frequently between Wilson Station on Line 1 and Dufferin Gate Loop via Dufferin Station on Line 2. Fairbank Station on Crosstown Line 5, targeted for operation in early 2023, is located approximately 550 metres to the south of the site.
