Located just east of Yonge and north of Eglinton in Midtown Toronto, an 11-storey brick residential apartment building at 77 Roehampton Avenue containing 81 rental units is the subject of Reserve Properties and Westdale Properties' most recent redevelopment proposal. The developers have submitted Zoning By-Law Amendment and Site Plan Approval applications for the site, which they are proposing to redevelop with a 50-storey residential tower inclusive of a 4-storey podium.

The existing building is proposed to be demolished along with its underground garage. A total of 623 residential units are proposed for the new building, which has been designed by IBI Group, including 81 rental units that would replace the units within the existing building.

The new building would offer a total of 35,867m² of gross floor area, on a lot that is 2,715m² in size, resulting in a Floor Space Index of 13.2. The proposed unit composition is 418 one-bedrooms (77%), 77 two-bedrooms (14%), and 47 three-bedrooms (9%).

In total, 2,388m² of amenity space is proposed, including 374m² of indoor amenity space on the ground floor, 604m² on the 5th floor, and 269m² on the 6th floor. An outdoor 5th level terrace level would contain a mix of seating, cooking areas, and lounge space with city views. At the ground floor, the landscape plans prepared by NAK Design Strategies propose lounge seating areas within the west side yard outdoor amenity space, surrounded by a line of trees to provide a buffer to the mid-block connection. At the rear of the ground floor of the development, a pet relief area with a fence and gate is proposed along with bench seating.

Vehicular access to the site is located on the east side. Access to the two proposed levels of underground parking would be from a ramp located within the rear of the ground floor. In total, 100 resident vehicle parking spaces are proposed. Bicycle parking is also proposed, located within a mezzanine level, at the ground floor, and on the first underground garage level. The site is located within 250 metres or a short walk of Eglinton Subway Station on Line 1, which will also be served by Line 5 Crosstown before the building could open.
