Capital Developments has submitted Zoning By-law Amendment and Site Plan Approval applications to the City of Toronto for a development it is proposing at 88 Isabella Street in the Church-Wellesley neighbourhood of Downtown Toronto. While the City is still preparing the documentation to be published online, UrbanToronto has some information about the proposal direct from Capital Developments.

Situated one building east of Church Street, the 25,000 ft² site has a 14-storey apartment building on it that has 82 residential units. A surface parking lot is in behind. While three storey buildings are adjacent to the east and west, the three properties to the east have been assembled and a high-rise proposal is expected for them soon as well.

The 14-storey apartment building would be removed to make way for the new tower:

Designed by Diamond Schmitt Architects, the tower would rise 62 storeys high if approved as submitted, and offer 751 residential units, including the 82 rental replacement units from the existing building. The development would have a Gross Floor Area of 490,000 ft². Its exterior would be marked by a pewter-coloured anodized aluminum mega-frame on all four of its sides, chosen for its durability and corrosion-resistance, while offering a decorative anodic oxide finish. Looking closely, we can see that the corners of the building are planned to feature radial curtainwall.

The proposal is set back from the property lines on all sides to allow for landscaped areas around the building; while parking would go underground. The podium is proposed to be clad with hand-laid red brick, articulated by punched windows.

The east side of the podium would step back to allow direct visibility to the heritage buildings to the east, pictured above.

Capital Developments has told UrbanToronto that it will have two dedicated resources to help transition the tenants of the existing building to new accommodation, and is proactively working to schedule information sessions with them.

Other community benefits that are being proposed as part of the building are an on-site parkland dedication – which is subject to City acceptance – as well as a daycare.
