A new condominium and office community will soon rise at the east end of Toronto's Bayview Village neighbourhood. Right at Leslie subway station and Oriole GO station, and just across the Don River from the northwest corner of Leslie Street and Sheppard Avenue East, the 12-acre property will soon welcome the master-planned development The Residences at Central Park by Amexon Development Corporation.
Designed by Core Architects, the project will consist of four condominium towers, a mid-rise, and 320,000 ft² of newly designed creative office space all arranged around a central, three-acre urban park offering year-round outdoor event programming. Supported by ground floor retail and restaurants, the community will also embrace one of Toronto's greatest features, its extensive ravine park system.
Central Park will be a nature-centred community nestled in the East Don Parkland, with direct access to its sprawling, forested ravine and network of walking and cycling trails to explore. Not only will the new development be connected to nature, but it will also benefit it. Another benefit that the Don Valley provides is the Richmond Hill GO line, much of which follows the river on its way to Downtown and back. Oriole GO station, currently at the 401, is being relocated so that it is across the street from Central Park, and will offer residents the convenience of being 20 minutes, with no other stops between Oriole and Union Station.
Other green initiatives being taken by Amexon include underground parking with electric vehicle charging at every parking spot. Future-proofed, no-one else has offered this yet in Toronto. The site will also boast app-enabled bike and car-share services, while green roofs will reduce energy consumption and absorb rainwater, and solar panels will supplement the buildings' power needs.
The first phase of the project is a standalone, sleek glass tower, and is now open for sales to registrants at the brand new presentation centre located at 1200 Sheppard Avenue East. UrbanToronto took a trip to see the new presentation centre, to better discover some of the specifics that the development will have to offer.
The first phase will rise 31-storeys tall, and offers 306 suites that range from one-bedroom to three-bedroom plus den, 439 ft² to 1,200 ft². Following phases will have a similar look, the balconies marked by organic leaf-like motifs inspired by the verdant ravine lands.
Phase one will stand alongside Central Park Common, a landscaped urban park at the centre of the community, offering year-round programming that includes an ice-skating rink in winter, a farmers’ market and street vendors in summer, as well as cafes, restaurants, fountains, and reflecting pools providing a vibrant pedestrian experience.
Central Park's first phase will also back onto the East Don Parkland ravine, with its network of walking and cycling trails that lead all the way downtown, and to the lakefront.
South of the first phase will be the soon-to-be-released next phases, three more 31-storey towers, these three all connected by a shared podium. Among the three towers, there will be 976 suites. The rooftop of the podium will include a saltwater pool, barbecue areas and cabanas, a zen garden, sundecks fitted with lounge seating, as well as outdoor fitness zones.
The next phases will also be the home of The Park Club, 55,000 ft² of fitness, wellness, leisure and social amenity space across four floors. Some notable amenity spaces that will be included within will be The Park Spa, with a hair and nail bar, change rooms, steam rooms, infrared saunas and marble showers, and a juice and beverage bar. The building will also feature a gym, library, private event and dining room, a movie theatre, recording/media studio, multiple event spaces ranging in size, a kid's club, bowling alley, golf simulator, and arts and crafts studio, and several other amenity spaces.
An underground tunnel will connect the phases so that residents can easily access all amenities without having to head outdoors.
The last phase of the development will be a mid-rise located to the west of the first phase. it will also front onto the 3-acre park, and will house a total of 196 suites.
While all of this residential development takes place, two conjoined office buildings at the north end of the site are to be completely redone — re-skinned and fully modernized, their exteriors complementing the residential phases — while preserving the original structure of the buildings. Updates will include a spacious co-working area with private meeting rooms, hot-desks that will automatically charge wireless devices, and a business centre fitted with smart technology, while a privately operated children's daycare with a spacious outdoor playground will also be added to the site amenities.
