After the first three buildings in the master planned M City community in Mississauga sold out – soon to be followed by the fourth – Rogers Real Estate Development Limited and Urban Capital are debuting M City's fifth tower – M5. Designed by IBI Group, M5 will be situated directly west of M Park, standing 36 storeys tall and housing 430 residential suites.

The building’s architecture is defined by a monochromatic scheme – three-storey grid elements wrap the facades and incorporate individualized balconies, while the podium features dark masonry, enhancing its residential character. M5 will feature units ranging from 450 ft² to over 1,000 ft², including studios, one-, two-, and three-bedroom options.

“The architecture at M City is very dynamic, with forms that move, twist and turn to create an exciting development. M5 is a counterpoint to that, grounded in its relation to the surrounding environment,” says Mansoor Kazerouni, Global Director of Buildings, IBI Architects. “M5 is about being quietly confident, legible and simple in its formal disposition. It dwells on placemaking and a connection to the centerpiece of the community, M Park.”

The interiors of the building are to be appointed by Cecconi Simone, and will include areas for meditation, a Hammam steam bath, individual infrared saunas, a massage room, and Zen Lounge. In addition, residents will have access to essential amenities such as a lounge, dining room, media room, gym, and kids’ playroom. On the ground floor, new retail space will feature floor to ceiling glass windows that will let in natural light and offer great views.

“If we were to describe M5 as a persona, it is introspective, reserved and calm, offering residents the ability to choose to engage or to be solitary in the myriad of beautiful amenity spaces available," said Elaine Cecconi, Founding Partner, Cecconi Simone.

A big part of M City is its connection to the outdoors. “Creating a walkable, mixed-use community that emphasizes the public realm has been at the core of our work at M City,” says Mark Reeve, Partner, Urban Capital Property Group. “With M5, we’re bringing this to a new level, offering residents a living space that is inspired by the outdoors from the inside out. The success at M City to date continues to support our goal to develop a world-class community that supports the growth of Mississauga.”

M5 is the fifth of eight towers planned for M City, – including that of M1 and M2, and M3 that are currently under construction, and M4 which has recently been launched – that will bring a total of over 6,000 units to the Mississauga core by the time the full community has been completed. The 8-tower, 15-acre, 4.3 million ft. community combines modern architecture, abundant green space, and modern lifestyle amenities to create one coherent neighbourhood. The site will also bring over two acres of parkland for the community, which will include that of M Park, the Mary Fix multi-use trail, as well as the future Hurontario LRT.

Residents are set to begin occupying the first two towers this spring.
