Starbank Developments 36 Corp has submitted Zoning By-law Amendment and Site Plan Approval applications to the City of Toronto for a site in Scarborough's Maryvale neighbourhood. The proposed residential development would replace 2 single-storey commercial buildings and ground level parking located from 36 through 40 Ellesmere Road, on the north side of Ellesmere east of Victoria Park Avenue. BDP Quadrangle designed the L-shaped 11-storey residential building.

The total gross floor area of the development would be 14,794m² with a floor space index of 3.5. There are 187 residential units proposed in a mix of 21 studios (11%), 90 one-bedrooms (48%), 57 two-bedrooms (31%), and 19 three-bedrooms (10%). The site would include 311m² of indoor amenity space and 425m² of outdoor amenity space.

The planning rationale for the proposal outlines such details as the development would include a landscaped area made using hardscape materials, planters, and feature a children's play area. The proposed development was designed with pet-friendly guidelines and amenities, such as a pet spa on the ground floor of the building.

The site would have vehicular access from Ellesmere Road with the development having a vehicle turn around and drop off area. The building would have 3 levels of underground parking, with 218 vehicular spaces, 172 bicycle parking spaces, and 1 loading space. The site has five TTC bus stops within walking distance served by the 24/924 Victoria Park/Express, 67 Pharmacy, and the 95/995 York Mills/Express, and which connect to Lines 1, 2 and 3.
