Hyde Park GP Inc has submitted Official Plan Amendment and Zoning By-law Amendment applications to the City of Toronto for a site in Leaside. The proposed mixed-use complex to be marketed by Linway Developments as Hyde Park Leaside would replace the existing single-storey retail commercial stores and surface parking that makes up Hyde Park Plaza. Addressed to 943 through 963 Eglinton Avenue East and 23 Brentcliffe Road, the site is on the southeast corner of Eglinton and Brentcliffe.

The Graziani + Corazza Architects-designed proposal would include a phased approach to building: 

  • four residential buildings with retail commercial spaces on the main floors that would range from 16 to 28 storeys 
  • a new public street that would extend north of Vanderhoof Avenue to Eglinton Avenue East and would separate the development into two blocks
  • two POPS (Privately Owned Publicly accessible Spaces) that would be located next to Brentcliffe Road
  • a new private street that would connect from Brentcliffe Road east to the new public street
  • new pedestrian only commons area, to be located from the new public street east to Aerodrome Crescent
  • redevelopment and expansion of the nearby, off-site Leonard Linton Park

The total gross floor area of the development would be 103,734m² giving a Floor Space Index of 3.8 times the existing site area. The proposed residential gross floor area would be 100,110m² and there would be 3,633m² of retail space. There would be 1279 residential units among the 4 buildings, with 60 townhouses (5%), 754 one-bedrooms (60%), 321 two-bedrooms (25%), and 144 three-bedrooms (10%).

The residential buildings would have indoor and outdoor amenity spaces for residents to use, located on the ground floor of the buildings and podiums rooftops. The amenity space would be 4m²/unit overall. In addition, the surrounding community would have access to the outdoor POPS.

The site would have a two level underground garage with loading spaces in the base of each residential building with space for a total 937 vehicles and 1302 bicycles. The site is situated within close proximity to Laird station on the Crosstown LRT line which will be operating long before this development would be built.
