MOD Developments Inc. has resubmitted an application to the City of Toronto regarding the rezoning of a property at 241 Redpath Avenue in Midtown. The site is currently occupied by a 12-storey residential rental building with a surface parking area. The application proposes to demolish the existing building, and construct a new residential tower that would contain 335 condo units and 46 rental replacement units, for a total of 381 residential units. The proposal consists entirely of 24,676m² of residential gross floor area (GFA) which would result in a Floor Space Index of 16.05 on the site.

Designed by architects—Alliance, the proposed building includes an H-shaped podium with a height of 4-storeys along Redpath Avenue. The tower, which rises to a height of 137.95m, has suites to the 40th floor, then is topped by a white-framed box of two more storeys, both shared between mechanical spaces and amenities. While the uppermost mechanical penthouse level includes interior amenity space, the lower level includes both interior space and a terrace, so residents of suites on any level would be able to take in the sweeping views from the top of the bvuilding. Other amenity spaces are found on the building's podium levels, with a total of 762m² dedicated to indoor amenity spaces and another 762m² dedicated to outdoor amenity spaces.

The ground floor has a proposed height of 4.5 metres, and would include a lobby and interior amenity space along the Redpath Avenue frontage and at-grade outdoor amenity space in the rear yard. The ground floor would also have a parcel room, garbage room, and access ramp to the underground garage and loading space. A mezzanine level above would include management offices, bicycle parking spaces, and residential units.

The podium of the building would be clad in stone and porcelain panels. No balconies are proposed for units along the east and west facades of the podium; balconies are only proposed along the north and south facades, and in the pockets of the “H” of the podium. The tower would be clad in a window wall system with stainless steel framing to provide contrast with the cladding of the podium. Like at the base of the building, on the tower levels, balconies are only proposed along the north and south elevations, and would include a glass guardrail with a custom frit pattern. The penthouse box is wrapped in an aluminum-framed cladding system similar to the tower.

The mix of the 335 condo units is proposed as 7 studios (2%), 215 one-bedrooms (64%), 72 two-bedrooms (21%), and 41 three-bedrooms (12%), while the mix of rental replacement units is 34 one-bedrooms and 12 two-bedrooms.

Three levels of underground parking with 94 spaces are proposed, with 77 for residents, 12 for visitors, and 5 carshare spaces. Access to the garage is proposed by way of a ramp located at the north end of the site off Redpath Avenue. A total of 382 bicycle parking spaces are also proposed, including 343 residential spaces located on the mezzanine and 39 visitor spaces on the ground floor.

The site is well served by public transit, being approximately 600 metres, or about a 10 minute walk from Eglinton station on the Yonge-University subway line and soon-to-open Crosstown LRT, while by the time the building could be built, Mount Pleasant Crosstown station will only be 420 metres away. Bus stops are closer on nearby Yonge Street to the west, Mount Pleasant Road to the east, and Eglinton Avenue to the south.
