On behalf of Davpart, MHBC Planning has submitted Zoning By-law Amendment and Site Plan Approval applications to the City of Toronto to support the redevelopment of the site located at 1910 through 1944 Yonge Street, on the northwest corner with Chaplin Crescent, and connected to Davisville subway station. The proposal consists of a high-rise, mixed-use building with two towers rising to 45-storeys from a 10 storey podium. The complex is designed by Graziani + Corazza Architects.

Currently onsite is an 8-storey mixed-use building with retail, office, and residential uses. Immediately to the west of the site the Line 1 Yonge subway runs in a trench, beyond which is a narrow park and low-rise residential area. To the north and east of the site a range of mixed-use, low-rise and mid-rise buildings can be found, with higher buildings to the south.

There are many proposals in the area for tall building redevelopments of properties currently occupied by low-rises, such as 155 Balliol Street which would replace 19 townhouse units at 95-131 Balliol Street with a 38-storey residential building, and similar proposals at 45 Balliol, 30 Merton, 50 Merton, and 1951 Yonge. These sites are located in a Major Transit Station Area as defined by Ontario's Growth Plan.

Proposed is a mixed-use, high-density, transit-oriented development with a mix of residential and non-residential uses. Retail space of 1,692m² is proposed at grade, and office space of 13,315m² is proposed on floors 2-5 of the podium, which would exceed the existing office space currently located onsite. The building would have a total gross floor area of 83,635m²

There are a total of 880 new residential units proposed located on floors 6-10 of the podium as well as the two towers in a mix of 10 studios (1%), 468 one-bedrooms (53%), 305 two-bedrooms (35%), and 97 three-bedrooms (11%). 102 residential rental units in the building currently found on site would be replaced in the new building and would be located on the upper podium levels, with equivalent unit sizes and unit types as the existing rental units.

The proposal includes 2,208m² of outdoor and 2,045m² of indoor amenity space. A three-level underground garage would provide a total of 332 vehicular parking spaces and also includes 1,076 bicycle parking spaces.
