The City of Toronto has received a Zoning By-law Amendment application from planning consultants at Weston Consulting in connection with a proposal to construct a 9-storey, mixed-use, mid-rise building at 1681 Weston Road. It would include 42 residential units as well as retail space at ground level. The building is designed by Paradigm Architecture Design for the developer EDEV Real Estate.
Located on the east side of Weston Road a couple blocks south of Lawrence Avenue, it is in the south part of the Village of Weston in the former borough of York. It is close to Raymore Park along the Humber River and the Humber River Recreational Trail. Weston GO Station is located a 7 minute walk away, making the site accessible to higher order transit. Many schools, community amenities, a hospital and an abundance of retail and commercial establishments are found in the neighbourhood, making the area vibrant.

There are many existing higher-density housing options concentrated around Weston GO station, mostly north of the station, while the low density residential neighbourhood consisting primarily of single-detached homes in the immediate surroundings of this application are currently seeing several other development applications being reviewed.
The proposed building includes a combination of 16 traditional rental apartment units and 26 co-living units totalling 87 private bedrooms. The co-living units would have private rooms with shared common areas and a minimum lease of 3 months. The units would be furnished and have a stocked kitchen, linens, and utilities like internet. Cleaning services would also be provided for these units.

The vacant parcel of land is approximately 1,574m² in area, and does not have any heritage designations despite the neighbourhood having historical elements. The building has a total Gross Floor Area of 5,423m², of which 158m² is dedicated to the retail space, and is set back from from the new front lot line by 2.1 metres. There is 131m² of indoor amenity space and 135m² of outdoor amenity space accessible to all future residents of both apartment and co-living unit types.
Including both unit types, this proposed building has 12 one-bedrooms (28%), 4 two-bedrooms (9%), 7 three-bedrooms (17%), and 19 four-bedroom units. Interestingly, the building planned to be constructed with pre-fabricated units.
