A proposed 26-storey residential building on Raglan Avenue could bring 224 units to the Humewood-Cedarvale neighbourhood. In August, Goldberg Group submitted a rezoning application on behalf of Camrost Felcorp Inc. to the City of Toronto regarding an assembly of the properties at 91, 93, 95, 97, 99 and 101 Raglan Avenue. Tall buildings of varying heights currently co-exist with low-rise and mid-rise building typologies throughout the surrounding area. Numerous redevelopments varying in size and function have been brought to the street over decades, 91 Raglan being the most recent proposal for change.
The site is located on the east side of Raglan Avenue, northwest of the intersection at St Clair Avenue West and Bathurst Street. It is a through lot, and fronts onto Raglan Avenue to the west and a public rear lane in the east. To the north of the site there is a 6-storey residential apartment building. Immediately to the south, there are three low-rise properties, then at 63 to 83 Raglan, the first phase of the same Camrost-Felcorp project has been proposed. The proposed site of the 91 Raglan development currently houses six semi-detached homes with parking spaces in their rear yards. Three are currently inhabited, while the other three are vacant.
The proposed 26-storey condominium designed by Onespace Unlimited has a gross floor area of 18,381m² and an FSI of 12.8. Its proposed 6-storey podium provides for transition to the adjacent 6-storey apartment building to the north and the adjacent low-rise dwellings to the south. The building would have indoor and outdoor amenity space, totalling 5,597ft², while a green roof is proposed for both the roof and mechanical penthouse levels.
The proposal contains 224 residential units in a mix of 66 one-bedrooms (30%), 47 two-bedrooms (21%), and 15 three-bedrooms (7%). The City of Toronto normally seeks at least 10% of the units to be three-bedroom layouts.
Vehicular access to the site is proposed via Raglan Avenue. A 6m driveway is proposed adjacent to the southern site boundary extending from Raglan Avenue to the private laneway. The proposal includes five levels of underground parking with a total of 109 parking spaces, including 96 spaces for residents and 13 spaces for visitors. 256 bicycle parking spaces are also planned for.
The site is within walking distance to transit options, including St Clair streetcars and Bathurst buses. St Clair West subway station on the University line is slightly longer walk.
