A proposed residential building on Dundas Street West in the Lambton area of Etobicoke could deliver 117 units in the 15-storey development. In August, 2021, MHBC Planning submitted a rezoning application on behalf of Dunpar Homes to the City of Toronto regarding the site located at 4174 Dundas Street West. The building would be perched high above the Humber River and its parklands.

The site which was previously occupied by a 3-storey commercial building and parking lot, is situated in an area regulated by the Toronto and Region Conservation Authority (TRCA): directly north of the site is the Humber Valley with river, ravine parklands, table parklands above, and CP Rail Milton corridor beyond. Immediately adjacent to the west is an 8-storey residential retirement building, and a 2-storey rowhouse to the east. Across Dundas Street West to the south of the site is a townhouse residential development, while there is an 8-storey residential building southwest of the site at Prince Edward Drive North.

The Turner Fleischer Architects-designed proposal has a gross floor area of 13,721m², and an FSI of 6.41. The 15-storey building would have indoor and outdoor amenity space, including an outdoor rooftop terrace with furniture, a swimming pool, and a green roof.

The 6-storeys of the podium feature a warehouse style exterior which—according to the Planning Rationale—are to pay homage to the previous building, although the previous building onsite can be seen in the Google Street View above. The building is setback of 2 metres from the south property line, and 12.4 metres from the top of the slope line on north side of the site. The fourth and seventh storeys have stepbacks to provide pedestrian friendly perception according to the Planning Rationale.

The proposal contains 117 residential units in a mix of 42 one-bedrooms (35%), 69 two-bedrooms (59%), 4 three-bedrooms (3%) and 2 four-bedrooms (2%).

Vehicular access would be provided using the existing driveway to the west of the site which is shared with the adjacent 8-storey building and connects to Dundas Street West. The proposal includes five levels of underground parking, creating a total of 160 parking spaces, including 5 spaces for accessible parking. A TTC bus route along Dundas connects to Dundas West and Kipling subway stations at its east and west ends respectively.
