A 25-storey residential building has been proposed at 30 Gilder Drive, a block northeast of the intersection of Midland and Eglinton avenues in Scarborough. MHBC Planning submitted an application on behalf of the property owner in July to the City of Toronto for a Zoning By-Law Amendment to permit the development of the site located on the north side of Gilder Drive.

The property currently contains a 192-suite, 14-storey apartment building which will remain, with the proposed 263-unit development to be located directly west. The St Joan of Arc Catholic Academy sports field is located immediately north of the site, while an 18-storey apartment rental building and an early learning and child care centre can be found across on the south side of Gilder Drive. The property is also adjacent to the Glen Ravine Park on the east, as well as two 13-storey apartment rental buildings on the west. Another block south on Eglinton Avenue are retailers and restaurants.

Less than a kilometre southwest of the site are the existing Kennedy Subway and GO stations, as well as the future Kennedy Crosstown LRT Station which is currently under construction. Residents would be travel to Kennedy Station via the bus route along Midland Avenue, or by walking or cycling in a short period of time.

The proposed Kirkor Architects Planners-designed 25-storey residential building consists of a 6-storey podium and 19-storey tower section stepped-back above. The building's total gross floor area is 18,783m², with the overall floor space index of the site including both the existing and proposed development, being 3.02.

According to the Planning Rationale, the building would contribute positively to the neighbourhood character while enhancing the overall screetscape. The implementation of additional street trees, planting arrangements, and coordinated light fixtures would improve the public realm along Gilder Drive and the surrounding neighbourhood. The podium is setback from the west and south property lines 6 metres and 11 metres respectively. Storeys 7 to 25 will have a stepback of 1.5 metres from the podium on the east and west sides, and 5.5 metres on the south side.

The proposed building's 263 new residential units would consist of 135 one-bedrooms (51%), 66 small two-bedrooms (25%), 33 large two-bedrooms (13%) and 29 three-bedrooms (11%). Of the 263 units, 58 would be new affordable units. 

The proposal includes 97 new underground parking spaces and 5 new surface parking spaces, creating a total of 272 parking spaces shared with the existing residential building. The proposed private driveway would connect to the existing public street, and minimize pedestrian and vehicular-related traffic conflicts.
