The design for a mixed-use building at the northwest corner of Simcoe and Adelaide Street West in the heart of Toronto’s Entertainment District is making its way through the City's planning approvals process. In May, developer BentallGreenOak resubmitted the Zoning By-law Amendment application for the redevelopment of 100 Simcoe Street to provide functional site servicing materials such as civil, stormwater management, and truck turning diagrams.
The nearly 3,000 m² subject property is located at the west side of Simcoe Street, south of Adelaide Street West and north of Pearl Street and includes the municipal addresses of 90 to 100 Simcoe Street, 130 Pearl Street and 203 to 211 Adelaide Street West.
The site currently houses a 5 ½ storey office building located at 100 Simcoe Street and a 6-storey commercial parking garage at 211 Adelaide Street West.
The existing building at 100 Simcoe Street has been identified as a contributing building in the King-Spadina Heritage Conservation District Study and Plan. The application was appealed to OMB on the basis of no decision by the City within the required timeframe. While the OMB/LPAT case was underway, the developer and City continued to negotiate, resulting in approval of the settlement by City Council on May 6, 2021, and ratification at the Ontario Land Tribunal on June 3, 2021.
The application proposes the demolition of the existing commercial parking garage but would retain some of the walls of the existing office building to provide for the redevelopment of the site with a 62-storey, mixed use retail, office, and residential project. Designed by Hariri Pontarini Architects, the proposal comprises a tower atop a 11-storey base building, reaching a height of 209.6m including the mechanical penthouse. The project proposes 20,774m² of office space within the podium and 873 m² of retail and service space at grade level. The total development GFA is 67,000m² for a density of 22.96 FSI.
The ground floor level combines 877 m² of commercial space, a 480 m² office lobby, and a residential lobby off Adelaide Street West. Office space occupies levels 2 through 11. Terraces are available for office tenants on certain floors where the podium steps back, and on the 12th floor for residential amenity terrace of 726 m² that primarily faces west. An indoor amenity space of 822 m² is adjacent.
On the uppermost level—level 62 is shared with the mechanical penthouse—is an additional indoor residential amenity and a narrow outdoor terrace wrapping three sides of the tower.
The residential component of the new design comprises 526 residential units in a mix of 301 one-bedrooms (57%), 174 two-bedrooms (33%), and 51 three-bedrooms (10%). The units begin on floor 13, wrapping the tower as elevator core and exit stair are centralized in the floor plan.
Four levels of underground parking— accessed from Pearl Street—are proposed to provide space for 214 vehicles and 697 bicycles.
