A recent application to the City of Toronto seeks Official Plan and Zoning By-law amendments to permit a new mid-rise building at 294 Sherbourne Street. On the west side of the street approximately 65 metres south of Gerrard Street East, the long-vacant, 1,274 m² site would be redeveloped with a 10-storey residential building designed by superkül for owner MPI Group, and aimed at accommodating students.
The project is massed as a mini-skyscraper with a seven-storey tower placed atop a three-storey podium, reaching a total height of 37.45 metres. A gross floor area of 5250.6 m² is proposed, dedicated entirely to student residence uses, with 178 beds proposed in 153 units in a mix of 128 studios and 25 two-bedrooms.
The exterior design incorporates a mix of materials to provide articulation; the podium is defined by bays of windows, arched openings, and a modern interpretation of a mansard roof to reference the architectural character of the surrounding house-form buildings of Sherbourne Street. Bricks in multiple tones are proposed.
Indoor and outdoor amenity spaces are designed to cater to student needs; the ground floor provides a communal gathering space while also containing storage rooms, a small parking area, and a loading/waste collection room. Amenities spaces are planned for levels two and three and a below-grade level where a games room, additional storage spaces, back-of-house uses, and a pair of bicycle storage rooms will be found.
The project does not appear to be affiliated with a particular educational institution, though it is well-located to serve those studying at Ryerson University, the University of Toronto’s St George Campus, George Brown College’s St. James Campus, and OCAD University.
