The latest project from The Brown Group of Companies is quickly coming together in Midtown Toronto's Leaside neighbourhood. Just south of the future Bayview Crosstown LRT station, the new mid-rise at Bayview and Hillsdale was previously known by just its intersection name, but has since undergone a rebranding, and is now being marketed as The Stack at Bayview. Under construction since 2019, the Kohn Partnership Architects-designed project will bring new rental suites above a retail base that will add to a popular shopping and dining stretch of Bayview Avenue.
Work commenced in early 2019 with the start of shoring and excavation, paving the way for a crane installation at the base of the site's excavated pit later that year. A second crane followed in early 2020, advancing the speed of forming for a two-level garage that will house 162 vehicles. Below-grade forming progressed into mid-2020, and by this time last year, the mid-rise had begun its seven-storey ascent with its first ground-floor forming work.
We last checked in on the site in January, when the seventh and final residential floor was taking shape. With the mechanical penthouse and elevator overrun floor above now formed as well, the project is at its final 28.95-metre height. The biggest change since has our last report has been the installation of the building's exterior finishes.
Cladding installation has further defined the building's articulation, with a combination of projecting sections and inset balconies framed in white precast concrete. The primary finish of window wall features operable windows, black aluminum mullions, and a mix of grey and black spandrel panels. Sections of dark brick panels add more material variety to the mix, all combining to help break up the block-long mid-rise into more digestible volumes.
The Stack will bring to Leaside 146 rental suites, with 38 of them being rental replacement units for those that were demolished so this building could be built. The project is expecting to be welcoming its first residents to suites ranging from studios to three bedrooms in early 2022.
