High demand for new housing in Toronto is fostering a city-wide wave of development, and both the trend towards working from home and the work towards improved transit is opening up more neighbourhoods for new residential investment. One emerging redevelopment strip is Kingston Road in Scarborough, where new buildings can attract a wider demographic to luxury housing by passing on the lower land costs to condo buyers. One such project is Perch Condominiums, a new mid-rise condo from Firmland Developments Corp named for its perch above the Highland Creek valley.

The 11-storey, Core Architects-designed building is to rise on a stretch of Kingston Road set to see tremendous urban growth in the coming years, fuelled by the nearby education district of the University of Toronto Scarborough and Centennial College—Morningside Campus. We've already taken a look at the building's location as well as some of its amenities, and now we're back to take a closer look at some of the comparatively affordable luxury features that will be found in the suites.

163 condominium suites and five integrated condominium townhomes with private street entrances are being offered at Perch, ranging in area from 466 ft² to 1,385 ft², and available in a mix of one-bedroom to three-bedroom layouts. Like the common and amenity spaces that bridge the natural aesthetic of the valley into the building, suites at Perch are to feature interiors by Cecconi Simone. Suites will boast high-end features and finishes, including floor-to-ceiling glazing—with ceiling heights as high as 10'6" on certain floors—filling living spaces with natural light.

Kitchens at Perch Condos are to offer residents contemporary cabinetry and under-cabinet lighting, ceramic tile backsplashes, straight edge composite stone countertops, single bowl stainless steel under-mount sinks with polished chrome-finish single-lever contemporary design faucet and pullout spray, and built-in ceiling-mounted track lighting. These spaces will include European-style energy-efficient appliance packages consisting of stainless steel finish electric slide-in range, hood fan, integrated dishwasher, integrated refrigerator and stainless steel finish microwave in lower cabinetry.

Bathrooms are planned to feature custom Cecconi Simone-designed vanity with drawers, composite stone countertops, and white deck mounted sink with polished chrome finish single lever faucets. Other bathroom features include main and ensuite bathrooms with either a tub or shower with wall mounted rain shower head and hand shower, full-height porcelain wall tile in tub surround and in separate shower stall, framed clear glass shower doors, white acrylic shower pans and recessed ceiling moisture resistant shower lights.
