Alterra Developments is envisioning a mid-rise residential condominium in Etobicoke Centre, steps from two subway stations along the Bloor-Danforth line. Late in 2020 the developer submitted a Zoning By-law Amendment application to the City of Toronto that would bring 123 units to the growing neighbourhood.
The 0.5-acre site is located on the north side of Fieldway Road, 580 metres west of Islington Avenue. It backs onto the CPR/GO rail line and a commuter parking lot serving Islington subway station. The site is currently occupied by two low-rise commercial buildings used for automotive and printing businesses. To the immediate east are a series of recently built townhomes and mid-rise condos along Fieldway Road and to the south, a neighbourhood of detached and semi-detached dwellings.
Richmond Architects have designed a ten-storey mid-rise condominium apartment building. Its gross floor area totals 9,791 m², which represents an FSI of 4.39 times the area of the lot.
The building includes step backs at the third storey and at the ninth and tenth storeys at the front of the building in an effort to minimize massing of the south elevation of the building and achieve an appropriate transition of built form to the nearby low-rise neighbourhood. The elevation above shows that the building fits below the 45-degree angular plane measured from grade level on the south side of Fieldway Road.
The building’s entrance/lobby and indoor amenity rooms are located on the ground floor, fronting on Fieldway Road, with back of house spaces oriented towards the rear.
Indoor amenity space at a ratio of 2 m²/unit is provided in rooms on the ground floor, with windows oriented to the front and west sides of the building. A total of 302 m² of outdoor amenity space is provided at grade on the west side of the building (contiguous to the interior space), at the rear of the site, and also as a terrace on the rooftop.
Of the 123 dwelling units proposed, the breakdown includes 91 one-bedroom (74%), 19 two-bedroom (15%), and 13 three-bedroom (11%) suites.
Vehicular access to the site is proposed from one driveway access from Fieldway Road on the east side of the site. It leads to a two-level underground garage that provides space for 98 vehicles and 84 bicycles.
