Two decades into the redevelopment of Toronto's disused Railway Lands, Concord Adex's CityPlace community has been almost fully built out with residential towers, and the final phase of the long-term redevelopment is now rising above the corner of Spadina and Bremner. Marketed as Concord Canada House, the community's final pair of towers will also be its tallest, rising to 59 and 69 storeys from a huge podium, to top out at the prominent heights of 203 and 232 metres.
The IBI Group-designed complex is being built on the former site of the CityPlace presentation centre, a now vanished structure that had been used for the marketing of this and all previous phases of the community. Site activity began in mid-2018 with the presentation centre's demolition, clearing the slate for the start of shoring work in late 2018, and the start of excavation in early 2019. Excavation bottomed out in late 2019, allowing the first of two cranes to be installed and begin forming of the complex's six-level underground garage. We most recently checked in on progress in September, 2020 when work had just commenced on the P1 level, the final below-grade floor before.
The first ground-floor walls and columns appeared late last year, marking the start of the podium's above-grade ascent. By the start of 2020, sections of the ground floor had been poured. A December, 2020 view below shows the project in the early stages of ground-floor forming.
In the months since the first above-grade pours, all of the ground floor and much of the second floor have materialized. Forming has advanced furthest at the west end of the site along Spadina Avenue, where crews are preparing to form the third floor's initial sections.
The podium will rise eight storeys, including extra-height levels on the ground floor and an amenity floor at level eight. Upon completion, Concord Canada House will form a new height peak punctuating the CityPlace skyline. A significant contribution of 1,373 condominium units, 1,255 m² of retail space, and 3,315 m² of office space will add new life to the blocks west of the Rogers Centre.
