It's been almost 15 years since approval was granted for a colossal redevelopment of the Parkway Forest community at Don Mills subway station in North York. A decade into the redevelopment of the low-rise mid-century buildings, ELAD Canada has completed the first six towers of what has become the Emerald City community, along with new community amenities, while the final three towers race towards completion.
Following the WZMH Architects design and planning cues established by the community's first three towers and townhomes in 'Block A' at the corner of Don Mills and Sheppard, and the next three towers on 'Block B' that followed them one block to the south, construction moved south again, beginning almost exactly three years ago now for the 'Block C' final phase on Helen Lu Road.
Block C contains the community's three final towers, marketed as The Peak, rising 33 storeys, The Point, rising 24 storeys, and Lumina, rising 15 storeys over Don Mills Road. The tower massings are an approximate mirror image of the completed trio to the north in Block B.
This latest phase recently celebrated a construction milestone with the complex's structural topping out, as exterior finishes rapidly enclose the trio of new additions. Replicating the earlier phases, window wall cladding makes up the primary building envelope, while the main exterior expression is coming in the form of glazed balconies.
Below, a view from tallest tower The Peak—rising 106.7 metres high—offers a head-on view of the tower crane atop The Point's mechanical penthouse, which is topped out at 80.1 metres. Crane removals and interior finishing remain as important steps in the complex's build-out, though ELAD anticipates occupancy for all three buildings is on track for Fall, 2021.
Brisk sales for the first two towers in 2017 allowed construction to begin prior to sales beginning for third tower Lumina. Sales continue for the final suites on Block C, and ELAD is currently offering a selection of limited-time incentives. Current incentives include 2.5% deposit until occupancy and only 2.5% due on occupancy; closing costs capped at $10,000; $20,000 off parking (dropping from $55,000 to $35,000); one free locker (one- two-bedroom units) or two free lockers for three-bedroom units; free flex-sliding glass door units; $0 assignment fee; and right to lease during occupancy.
