A multi-tower development in the works in South Etobicoke since 2013 has advanced again with a resubmission in late 2020 to the City of Toronto. The revised Official Plan Amendment and Zoning By-law Amendment applications for the property at 1750 The Queensway follows a settlement reached between the City and developer at the Local Planning Appeals Tribunal (LPAT), and responds to conditions that were set out for approval. The resubmission seeks to finalize details for the cluster of planned high- and mid-rise buildings that would replace the low-rise retail plaza and standalone commercial buildings now on site.

Designed by BDP Quadrangle for FIMA Development, the project would bring buildings ranging from six storeys up to 38 storeys on a property at the northwest corner of North Queen Street and The Queensway, across from Sherway Gardens. The plan includes new retail and residential space, including desperately-needed affordable housing units and new public open spaces. An improved road network would serve the site's intensified uses.

The initial phases would be built southeast of an extended and curving Nova Road, connecting The Queensway to North Queen Street through the site. The community would include a series of public spaces designed to provide pedestrian connectivity into the heart of the new community. The southeast corner is planned to feature a 1,000 m² POPS (Privately Owned Publicly accessible Space), linked to a 2,355 m² POPS surrounded by the four tallest buildings. North and west of Nova Road, additional green space would come in the form of a 10,710 m² parkland dedication—representing 20% of the total site area—along with courtyards between the mid-rise buildings.

A total gross floor area (GFA) of 167,321 m² is proposed across the various buildings, made up of 159,857 m² residential and 7,464 m² of non-residential GFA. The various buildings have been identified by letters and are planned to be built over three phases.

  • Building A: 38 storeys, 126.3 metres tall, 396 units
  • Building B: 34 storeys, 114.5 metres tall, 384 units
  • Building C: 27 storeys, 99.15 metres tall, 365 units
  • Building D; 29 storeys, 93.25 metres tall, 370 units
  • Buildings E1 and E2: each 8 storeys, 32.7 metres tall, 204 and 88 units respectively, and
  • Buildings F and G: each 6 storeys, 26.35 metres tall, 163 and 165 units respectively.

A phasing plan outlines how the project would unfold over three separate phases, including details on planned demolitions and road infrastructure upgrades.

Phase 1

  • Demolition of all existing buildings south of Nova Road;
  • Retention of all existing buildings north of Nova Road;
  • Construction of Buildings 'B' and 'C';
  • Nova Road terminating in a temporary mid-block cul-de-sac that will be located approximately midway between North Queen Street and The Queensway;
  • Access to new buildings taken from Nova Road; and
  • Access to retained buildings north of Nova Road taken from Nova Road or North Queen Street.

Phase 2

  • Demolition of some existing buildings north of Nova Road;
  • Construction of Buildings 'A, 'D', 'E1', 'E2' and 'F';
  • Full extension of Nova Road from North Queen Street to The Queensway;
  • Access to Buildings 'A' through 'D' taken from Nova Road; and
  • Access to buildings 'E1', 'E2', 'F' and any retained buildings north of Nova Road taken from Nova Road or North Queen Street.

Phase 3

  • Demolition of remaining buildings north of Nova Road;
  • Construction of Building 'G';
  • Full extension of Nova Road from North Queen Street to The Queensway;
  • Extension of Boncer Drive from Nova Road to the northerly limits of the site; and
  • Access to all buildings taken from Nova Road, North Queen Street or Boncer Drive.
