In 2019, Greenwin and Choice Properties REIT applied for Zoning By-law Amendments and Site Plan Approval from the City of Toronto, seeking to build a two tower residential rental development of 35 and 50-storey buildings on a site just east of Bay Street, stretching between Grosvenor and Grenville streets. The project, designed by Sweeny &Co Architects and dubbed 'The G2,' was recently resubmitted to reduce its heights in response to shadowing concerns regarding Opera Place Park by City planning staff, resulting in changes in building heights, unit numbers, and amenity size.

The North tower located at 27 Grosvenor Street would now consist of 31 floors, a reduction from the previous proposal of 35 storeys. The building would have a height of 110.05 metres, in comparison to its original height of 117.04 metres. For the South Tower located at 26 Grenville Street, the building would consist of 46 storeys, a reduction from the previously proposed 50 storeys. The South Tower would have a height of 155.2 metres, in comparison to the height of 161.84 metres in the original proposal.

The new total Gross Floor Area (GFA), of the project would consist of 62,575 m². Of that entire GFA, 58,951 m² of the plan comprises residential units, with 30% being affordable housing units. The reduced size of this resubmission would also see the 844 proposed rental units drop to 763, with a reduction from 257 to 229 affordable rental units.

Vehicle parking would also be reduced from 215 to 201 spaces, while bicycle parking would be reduced from 845 to 782 spaces. A childcare centre located at the base of the North Tower would, conversely, see an increase in area from 641 to 670 m², with its outdoor play area increasing from 198 to 218 m².
