The southwest corner of Finch Avenue West and Weston Road could see the addition of new rental housing. Medallion Realty, who are already have a multi-phase residential mixed-use site under development to the immediate east of the site, submitted Official Plan Amendment and Zoning By-law Amendment applications to the City of Toronto in August, seeking permissions for an infill development on this site.

The site is currently occupied by two 26-storey slab-style rental apartment buildings (2405 Finch Avenue West and 3400 Weston Road), which will be retained. The applicant seeks to add a third building, a new IBI Group-designed tower and podium containing 480 new rental dwelling units to the site, adding more rental housing to the increasingly diverse Emery Village neighbourhood. To continue serving the area’s residents and families, the existing daycare at 2405 Finch Ave West would be relocated to the proposed building in a new 565 m² space. The redevelopment contains a total Gross Floor Area of 35,660 m², resulting in a density of 2.85 times the area of the lot.

The portion of the site to be redeveloped is currently mostly lawn with some trees, located on the westerly side of the property, between the existing buildings and Lindy Lou Park. The applicant intends to make improvements to the outdoor space, creating a central gathering plaza, shade structures, seating, landscaped mews, and is open to ideas from existing residents and the community. A new driveway connecting the two major roads, as well as the addition of new pedestrian pathways, would improve access throughout the neighbourhood.

The building reads as a long six-storey podium, generally oriented parallel to the park, with a tower rising to 36 storeys at its north end. The building’s lower levels accommodate grade changes, and the tower rises from level 7, its floor-plate generally maintained throughout, stepping back slightly on the top two floors.

The podium is a 130m-long building with residential units organized along a double loaded corridor. The day care space is situated at grade at the north end of the podium, adjacent to an outdoor play area. A west-facing entry on the new private road provides the main access to the building’s residential uses, with a secondary access located on the east side of the building.

Parking for 480 vehicles is provided in the garage. The existing underground and surface parking spaces will be retained and there will be a connection between the existing garage at 3400 Weston Road and the new building. The Finch West LRT is currently under construction and is estimated to be completed by 2023, with the Emery stop at the intersection of Finch Avenue West and Weston Road to serve this site.
