Earlier this year, developer Clifton Blake Group submitted an application to the City of Toronto for Site Plan Approval respecting a new mid-rise purpose-built rental development at 1924 Eglinton Avenue West. The developer has now assembled the remaining properties on the block to the east, proposing to install another mid-rise rental project steps from the Crosstown LRT's future Fairbank Station.

The site, with municipal addresses spanning 1886 through1920 Eglinton Avenue West, is currently occupied by a string of one and two-storey commercial buildings with residential uses above.

A Site Plan Approval application outlines plans to demolish the existing buildings and redevelop the property with an eight-storey, 200-unit residential building containing one ground-level retail space. Six existing rental units would be replaced within the new structure.

Rental units would be comprised of 42 studios, 106 one-bedrooms, 32 two-bedrooms, and 20 three-bedrooms. A total of 70 underground vehicle parking spaces—provided across two levels—and 202 bicycle spaces are proposed.

Although advanced as two separate development applications, the developments proposed at 1924 and 1886 Eglinton Avenue West share similar massing and architectural traits, with design firm Studio JCI conceiving both projects. The building would be clad in a mix of window wall glazing, dark brown pre-finished aluminum panels, dark brown back-painted spandrel panels, and grey and red brick accents.

The proposal has been designed to implement the vision for an intensified mid-rise, mixed-use corridor as outlined by the Eglinton Connects Planning Study, which was undertaken in anticipation of the Crosstown LRT.
