Building on their portfolio of boutique condominium projects in newly trendy Toronto neighbourhoods, Gairloch Developments is gearing up for the launch of their latest offering, a mid-rise building named Junction Point for its position on Dundas Street West at the eastern edge of The Junction neighbourhood. Situated just south of the Dupont/Dundas/Annette intersection, the wedge-shaped eight-storey building is gearing up to launch sales this month.

Designed by Peter Clewes of architectsAlliance, the three-sided building takes cues from the surrounding 20th century warehouse buildings that flank it on Dundas West, as well as the Victorian storefronts that dot the surrounding urban fabric. The building's double-height ground floor is planned with a generous setback from the property line to create a large public promenade. Above, the building massing is articulated with a series of stepped two-storey sections incorporating a mix of glazing and decorative brick screens to provide residents with privacy. The materiality takes a similar approach as another Gairloch + architectsAlliance collaboration, less than two kilometres to the south of the Junction Point site, at 383 Sorauren Avenue.

“Historically home to industrious and design-minded people, The Junction continues to attract residents who gravitate to design,” reads a statement from Bill Gairdner, President of Gairloch Developments. “We created Junction Point to provide a home for people who want to live in a design-forward building that reflects the identity of its neighbourhood.”

The 100-unit project is set to feature a selection of suites and amenity spaces appointed by interior designers Commute, a boutique design firm with principals Hamid Samad and Sara Parisotto, working on their first ever condominium development. A rendering of the building's lobby offers a taste of the Modernist aesthetic that will define the building's suites and common areas.

As marketing for the project heats up, crews are preparing a presentation centre kitty corner across Dundas from the project site, with an anticipated mid-October opening. A late August view of the presentation centre exterior shows that exterior work and landscaping is all but complete, as preparations continue indoors.
