As construction of a 24-storey rental tower approaches grade at 2376 Dundas Street West near Dundas West subway station in Toronto's West End, developer Lormel Homes has submitted Minor Variance and Site Plan Approval (SPA) applications to add three floors to the Richmond Architects-designed building. The property is located on the east side of Dundas Street West north of Bloor Street West and immediately adjacent to Bloor Station on the Kitchener GO line and the Union Pearson Express.

The development originally received approvals from what was then known as the OMB in 2014. SPA was then granted and construction began. In November, 2019 a Minor Variance application was submitted to the City seeking increases to the building height, gross floor area, and other amendments related to bicycle parking and the retail component.

City staff have since indicated that an application for SPA amendment is required to permit the requested variances. An application was subsequently filed with the City in July, 2020.

If the variances are approved, the building would top out at 27 storeys and 87.5 metres above the ground, an increase of 9.5 metres compared to the previous plan. The proposed increase in height results in an additional 2,082.3 m² of residential gross floor area, which provides space for another 32 units. A total of 393 rental suites—257 one-bedrooms and 136 two-bedrooms—are now proposed.

The application seeks to expand the size of the retail component from 465 m² to 566 m² and to permit stacked and staggered bicycle parking spaces. A total of 404 bicycle parking spaces will be split between P1 and the ground floor. The project would also provide spaces for 283 vehicles across two underground parking levels.

The development includes a mid-rise eight-storey podium stretching westward to front Dundas. The podium will employ a range of materials, including vision glass, spandrel panels, pre-finished metal panel accents, and white, grey, and red precast bricks.
