A 2019 plan to bring a five-storey condominium development to 922 Millwood Road in Toronto's Leaside neighbourhood has advanced with an application submitted in July, 2020. Initially submitted seeking Zoning By-law Amendments (ZBA) and an Official Plan Amendment (OPA) in July, 2019, the plan has now been submitted for Site Plan Approval (SPA) implementing several refinements in response to comments from City staff.
Designed by Makow Associates Architects for Hamr Millwood Investments, the plan calls for a building rising 22 metres, marking a slight increase from the 21.03 height proposed in 2019. The SPA submission proposes a total gross floor area (GFA) of 3,231 m², 97.8% of which would be residential. The remaining 69 m² of GFA is proposed as ground-floor retail space, newly introduced since the initial all-residential submission. The building is planned to contain 30 condominium units, reduced from the 35 proposed in 2019. These are now planned in a mix of 16 one-bedrooms, 6 two-bedrooms, and 8 three-bedroom units.
Updated architectural plans show that the International style look introduced in the 2019 ZBA and OPA submission has been largely retained, while incorporating refinements to building's step-backs to form a better relationship with the adjacent four-storey residential building at 928 Millwood to the immediate east. Other changes include the reconfiguration of loading spaces.
Also included in the architectural plans are elevation diagrams that offer a preview of the proposed cladding materials. These include a white pre-finished metal panel system forming a frame around a window wall system with aluminum, clear, coloured, and opaque spandrel glazing, as well as stucco, precast, and metal finishes. Balconies are planned to be finished in tempered glass guards with aluminum railings, while the mechanical penthouse level is proposed to be finished in an aluminum panel system with wood veneer pattern.
In advance of the initial application, the site of the proposal—previously home to a pair of single-storey buildings—was cleared in 2018, allowing a hydrogeological assessment to be carried out to flesh out a groundwater management plan during construction.
