Impressions Group has submitted a rezoning application to the City to redevelop a commercial property east of Warden Avenue at 3459-3471 Sheppard Avenue East,. A two-storey office-commercial building with surface parking currently defines the site. It would be demolished to accommodate a 12-storey residential building designed by SvN.
The property is located at the southwest corner of Sheppard Avenue East and Aragon Avenue. A low-rise residential neighbourhood lies to the immediate south, a one-storey commercial building to the west, another commercial building and two mid-rise apartment buildings to the north, and a bank branch across Aragon to the east.
The proposed development consists of a 12-storey condominium fronting Sheppard Avenue East, with 875 m² of ground-level commercial space to be provided. The 40.60-metre-tall mid-rise features four commercial access points along Sheppard in addition to separate commercial and residential entrances along Aragon.
A wide range of unit types and sizes is proposed, with an average unit size of 70 m², or 753 ft². The development will accommodate two studio units, 72 one-bedroom units, 81 one-bedroom-plus-den units, 26 two-bedroom units, 11 two-bedroom-plus-den units, 15 three-bedroom untis, and five duplexes.
A total of 429 m² of indoor amenity space is envisioned on the ground, second, and third floors, while a total of 510 m² of outdoor amenity space would be located on the second and seventh floors.
Two levels of underground parking are proposed to contain 199 spaces for vehicles. A total of 215 bicycle spaces are also proposed.
The design employs multiple setbacks in adherence to the front, rear, and side angular planes. This articulation also helps break up the massing of the project, and a void sculpted from the Aragon Avenue elevation characterizes the residential entry for additional definition.
