A proposed condominium development in Toronto's Fashion District has evolved with an updated submission filed with the City earlier this month. The planned tower at 457 Richmond Street West dated back to an end of 2016 application seeking rezoning for the site. Plans were subsequently appealed to the Local Planning Appeal Tribunal (LPAT) in July, 2017, where rezoning was approved almost exactly two years later, subject to minor revisions to the plan including removing exterior projecting balconies on the south elevation at levels 4-11.
The updated plan once again calls for a 19-storey, architectsAlliance-designed condominium tower, proposed by a company leading back to industrial machinery manufacturer Relco Inc. Initially planned with a gross floor area (GFA) of 10,591 m², the current plan calls for a 9,696 m² building containing 9,600 m² of residential space and 96 m² of retail space. A total of 136 condominium units (reduced from 139) are proposed in a mix of 36 studios, 52 one-bedrooms, 33 two-bedrooms, and 15 three-bedrooms.
Renderings and diagrams depict a tiered "wedding cake" style massing with three distinct volumes, with stepbacks further articulating the two-volume massing proposed back in 2016. The volumes would be primarily clad in a frame of red brick finishes—the specific tone and installation methods not itemized—surrounding a glazed window wall system with gold-coloured mullions, along with glazed balcony guards along its south facade.
Residents of the building would have access to a two-level underground garage containing 26 parking spaces, all for residents with no short-term visitor spaces allotted. 62 long-term bicycle parking spaces are proposed in stackers.
