Official Plan and Zoning Bylaw Amendment applications have been received by the City for a DIALOG-designed condominium tower at 6080 Yonge Street in North York's Newtonbrook neighbourhood. The 20-storey, 72.6-metre-tall project by A1 Development and A1 Capital proposes to intensify a site currently housing a retail plaza fronting Yonge and a single-detached residential dwelling at 11 Homewood Avenue.

The 20,294 m² project would encompass 262 units and 808 m² of retail space situated on the ground floor facing Yonge and partially wrapping around the corner. The unit distribution yields 42 studios, 74 one-bedrooms, 113 two-bedrooms, and 33 three-bedrooms.

A three-to-seven-storey L-shaped podium element frames the intersection of Yonge and Homewood. The entrance to the residential lobby, placed adjacent to a group of seven townhouse units, would be located along Homewood. A single townhouse unit faces west onto the driveway—also accessed via Homewood—to provide ingress and egress to a four-level, 272-space parking garage. Secure storage rooms will provide spaces for 197 bicycles.

The podium gives way to the tower, which sports a combination of projecting and recessed balconies on floor plates measuring 770 m². The balconies, expressed as glazed guards and framed enclosures, create a rhythmic exterior that breaks up the scale of the building. The framed balconies are arranged as two and three-storey light precast elements, with the glazed skin acting as a darker canvas.

A total of 944 m² of amenity spaces will be provided, with 521 m² worth of outdoor areas located at grade and on levels two and six. The 423 m² interior amenities program is also located across these three levels.

An application for Site Plan Approval will be submitted at a later date.
