Toronto's skyline just keeps growing, bit its western neighbour is undergoing its own skyline transformation too, as Mississauga is set to get its biggest change in history through a new 15-acre community now under construction at Burnhamthorpe Road and Confederation Parkway. The M City community from developers Rogers Real Estate Development Ltd. and Urban Capital Property Group is now well into construction, starting with a two 60-storey Core Architects-designed condo towers that will surpass Absolute World as Mississauga's new tallest building… only to later be surpassed by the third tower of the M City community.
The excavation for the twin pits for the north tower 'M1' and south tower 'M2' were completed last summer, and work on the towers' foundations and underground parking levels continued to late 2019. Forming progressed above grade in November, and in the months since, the podiums for the towers have begun to take shape.
Work has since progressed in places to the second and third floors of the six-storey podiums, a complex task which involves one-off forms for creating the unique podium floor layouts, which can include heavier structural elements designed to transfer loads from above into the ground. In contrast, the reduced footprints and repeating layouts of the tower floors will be formed much more quickly when that stage is reached later in the year.
A quick flyover of the site—captured via drone by UrbanToronto Forum contributor Jasonzed—shows the rising buildings in context with the surrounding road network. This view also shows the first of the smaller roads that will crisscross the community, providing vehicle and pedestrian access to the interior of the expansive site.
Once the towers are topped out at heights of 198 metres, or 649 feet, they will surpass the 56-storey tower at Absolute World and its 179.5 metre/589 foot height as Mississauga's tallest skyline points, breaking a record held since 2011. Their reign as the new Mississauga record holders will be brief though, as site clearing work has begun on the next phase 'M3' tower, which will rise 77 storeys, and to a height of 260 metres.
The completed community is set to host a total of nine towers containing 4.3 million sq. ft. of space, dotted with a number of green spaces including over two acres of parkland. M1 and M2 are the accordion-shaped towers to the right, below, while the IBI Group-designed M3 rises in the left foreground.
