A new proposal submitted to the City of Toronto seeks rezoning and subdivision approval for a mixed-use development that would bring four towers to Finch Avenue West, just east of Keele Street, and steps from Finch West subway station on the TTC’s Line 1 and a future terminal station for the Finch West LRT, now under construction. Proposed by CTN Developments, the Atif Aqeel Architect-designed proposal at 1315 Finch Avenue West would bring a mix of condominium, retail, and office space to a site currently occupied by a five-storey commercial building.

The proposal—which would be built in multiple phases on 1.28 hectares / 3.16 acres—calls for a trio of 14-storey towers (two of which share a mid-rise podium, and are counted as a single building) along the site's Finch Avenue West frontage. Another 14-storey tower is planned at the interior of the site, as well as a 13-storey office building at the intersection of Tangiers Road and a new east-west oriented public right-of-way extending across the site. A new 0.185-hectare / 0.46-acre public parkland is included in the plans.

A combined gross floor area (GFA) of 70,301.3 m² is proposed largely as residential space, taking up 56,833.07 m². The remaining GFA would house 10,229.6 m² of office space and 3,238.6 m² of retail space, representing an approximately 45% increase in non-residential GFA compared to the existing commercial building on site. 

The residential portion would consist of 818 condominium units spread across the 14-storey buildings, proposed in a mix of 630 one-bedrooms (77% of total), 106 two-bedrooms (13%), and 82 three-bedrooms (10%). A selection of 16 three-bedroom units are proposed as townhouse style units fronting onto the new street and proposed parkland.
