A number of updated planning applications were submitted to the City of Toronto during the final weeks of 2019. Among these is the latest evolution of The Saint, a new condominium tower from Minto Communities set to rise from the northeast corner of Church and Lombard streets. The latest planning submission for the 46-storey, Wallman Architects-designed building seeks Site Plan Approval for the project, refining several details of the building while implementing streetscape changes—the final unresolved hurdle before Notice of Approval Conditions (NOAC) can be attained.

From a planning perspective, the streetscape changes are the primary revisions noted, which include the removal and replacement of an existing tree along Church along with the addition of a planter on Church, as well as the addition of two new trees along Lombard. Several more refinements to the building are included in the updated plan, though these fall within the existing zoning and technical resolutions already secured for the site and are not subject to approval.

The changes that fall within the existing zoning include a decrease in gross floor area (GFA) from 28,211 m² to 27,937 m², while a revision to the roofline improves aesthetics by incorporating a screen around the Building Maintenance Unit, obscuring the it from view when not in use for cleaning of the tower's exteriors.

While the GFA has been reduced in the latest plan, the overall unit count has increased from 407 to 419 condominium units. These are now proposed in a mix of 49 studios, 213 one-bedrooms, 115 two-bedrooms, and 43 three-bedrooms. New amenities have been added to the list of figure3 Interior Design-appointed interior spaces in the latest revision, including a pet facility on the mezzanine level, and a children’s play zone on level 46.

Other changes include an increase in the number of spaces in the garage from 85 spaces to 96 (including 7 visitor parking spaces) and a decrease in the size of ground-floor retail space, from 145 m² to 57.6 m².
