Construction of Parallax Investment Corporation's Theory Condos has been ongoing at the southeast corner of College and Beverley in Downtown Toronto since early 2018, and the tower is now roughly halfway towards its final 30-storey height. Designed by IBI Group, the mixed-use development named in a nod to the neighbouring institution of higher learning will add 243 units along with retail and commercial space to the area.

We last checked in on the construction process back in October, 2019, when forming for the podium had just wrapped up, and work was just commencing on the 7th floor—the first tower floor above the podium. Three months later, the project’s height has roughly doubled, with crews now in the process of forming the 14th floor. Since clearing the podium levels, the speed of forming has increased as crews have gotten into the swing of forming repeating floor layouts.

Another major change since our last update is the start of installation of the building’s exterior finishes. The first of the finishes—a mix of grey and clear vision glass and grey spandrel panels framed in dark metal panels and thin black mullions—was recently spotted on the podium. The first hint of the window wall cladding system that will eventually cover the tower volume is now also present near the top of the podium.

Theory replaces a previous 5-storey mixed-use building that occupied the site up until its 2018 demolition. The old building’s office space and ground-floor retail is being replaced in the new development’s podium, with the residential component to be placed above.
