Rockport Group has submitted a Zoning Bylaw Amendment application for 733 Mount Pleasant Road, effectively replacing their initial submission from 2018. Originally proposed as a 9-storey mid-rise, the developer is now proposing a 27-storey tower, with five times the number of residential units of the original application. The change corresponds to the changes to OPA 405, commonly known as Midtown in Focus, that were unilaterally made by the provincial government in 2019.
The changes to OPA 405 came in July, 2019, when the Ford government made over 70 alterations to the Midtown official plan. Focusing on intensifying nodes surrounding transit stations, the changes allow for increased density across the board. With the subject site located roughly 160 metres south of a future Crosstown LRT Station at Eglinton and Mount Pleasant, the project is well within the radius for added density. Realizing this, the developer withdrew the application for the 9-storey, 58-unit building in December, 2019, replacing it with a version that fits more in-line with the density now allowed under the Official Plan.
Designed by Wallman Architects, the 92-metre tall building would have a two storey brick-clad podium at street level; matching the two storey buildings to the south. Above, the building would step back slightly on floors 3-6, characterized by light-grey brick accents and white metal panels. Above, the design features wrap around balconies and a window-wall façade. Material selections will not be finalized until a subsequent Site Plan Approval application is submitted.
Proposed in a mix of 38 bachelor, 91 one-bedroom, 93 two-bedroom and 42 three-bedroom units, the building would have 126 below-grade parking spaces. The building would house 587 m² of retail at grade, adding to the Mount Pleasant streetscape.
