G Group Development Corp recently revised their latest submission for a four-building condo development at the northeast corner of Birchmount Road and Lawrence Avenue East in the Toronto borough of Scarborough. The Zoning Bylaw Amendment application is now in its 6th iteration, originally proposed by Lalu Group in 2016. Changing its built form thoroughly throughout the years, the proposal now calls for one 21-storey point tower nearest the intersection, a 7-storey mid-rise to the north on Birchmount, and two blocks of three-storey stacked townhomes tucked behind. Although not yet in sales, the development is currently being pre-marketed as The Borough.

Now designed by Kirkor Architects, the point tower rises from an 8-storey podium that runs along Lawrence. Characterized by dark grey brick veneer, and a double-height entrance famed by a light-gold canopy, the materials transition to a window wall envelope above; comprised of vision glass, white spandrel panels and projecting balconies framed with the same light-gold finish. A slightly-angled roofline partially hides the mechanical penthouse.

The mid-rise component follows a similar design language. As the townhomes have been set as a future development phase, further specifics related to their design have not yet been made available.

Despite the urban-centric built form for the project, no retail is proposed, with the ground floor of the 21-storey tower housing amenities, and the mid-rise component featuring walk-up units.  

496 vehicle spaces and 323 bicycle parking spaces would be located below grade. The proposed unit mix calls for only 7 three-bedroom units in the mid-rise and tower components (1.8%), a figure which would be compensated for by the 37 units in the stacked townhouse component, rounding up the ratio to just over 10%. The rest of the development would be filled out by 98 studio, 169 one-bedroom, and 118 two-bedroom units.
